1️⃣ < $500K – Real Estate Agency Earning $9,750/mo

3 years old — $342,400 asking price

The first opportunity is a French-based real estate comparison website generating 100% organic traffic. The seller has established lead-generation agreements with over 70 real estate agencies and earns revenue through both lead generation and affiliate commissions. Traffic and revenue have been relatively stable; however, during our review we identified issues in the P&L, with certain costs appearing underrepresented. In addition, the site seems to have been impacted by the latest algorithm update. We recommend that our client either pass on this deal or wait one to two months to assess how organic traffic stabilizes.

2️⃣ < $1M – Display Ads Content Site Earning $18,246/mo

5 years old — $680,000 asking price

We recently reviewed a deal for a typical recipe website. Unlike most similar sites that earn solely from display ads, this owner succeeded in securing three content syndication partnerships with major publishers. This is a win-win situation, as it generates revenue, referral traffic, and valuable backlinks for the site. With these types of deals, it’s important to double-check whether the legal agreements are transferable to a new owner. In some cases, you may need to renegotiate with the third party, which could involve additional legal fees. The site itself is lean, with the owner and a team of writers producing content. We didn’t find any major red flags and recommended that our client pursue the deal if they feel comfortable with the niche.

3️⃣ > $1M – Warehouse Management Software Earning $48,900/mo

30 years old — $1,632,000 asking price

While the current market is flooded with newer SaaS products, we discovered this opportunity for one of our deal-sourcing clients. It is a 30-year-old SaaS with solid numbers. With that kind of history, it is crucial to conduct full due diligence on the financials, technical debt, client history, and, most importantly, team dynamics. The business has 5 full-time team members with an on-site manager. There is significant potential for improvements in the marketing department. As for the red flags, we identified a large non-operating expense and inquired about it with the seller. We also recommended a one-on-one interview with the seller to assess how critical he is to the business and to negotiate a way to keep him involved for at least 1–2 years.

🚀 3 Websites For Sale From Brokers

1️⃣ 8-year-old Reality TV Niche Site making $10,350/mo on Empire Flippers

Display ads Entertainment —36X — $368,275

A typical, easy-to-maintain content site in the reality TV niche. While it was hit heavily by Google updates in 2023, it has remained stable since then. With the right approach, it will be easy to increase content output. For this site, you will likely need to produce at least 30 content pieces per month. Most of this work could be outsourced to skilled SEO-backed writers using proper SOPs. However, further growth potential is limited, so negotiating the price down is key. View on Empire Flippers

2️⃣ 1-year-old supplements eCommerce and FBA Site making $8,050/mo on Empire Flippers

Display Ads — Seniors —27X $129,505

Buying faceless YouTube channels is a high risk nowadays, and this one is a prime example of what you need to watch out for. The first factor to consider is the shelf life of the content; the second is the content’s virality, meaning you need to examine how often videos on the channel go viral. This channel still gets a decent number of views on new uploads, but overall, its total views are declining. Because of that trend, using TTM for valuation doesn’t make sense. 3️⃣ 16-year-old Baby niche site making $564/mo on Flippa

Baby— Live Auction ($9,000 asking price)

A classic old-school affiliate content site. The revenue appears genuine and has remained stable over the trailing twelve months. With a 17-year history, it makes sense to consider a full rebuild of the site and position it for a flip within the next year. View on Flippa

The Website Flip runs a free Facebook group where sellers can list sites for sale. Here is a selection of a few sites this week:

Starter Lifestyle Niche Site: A beginner-friendly website in the lifestyle/therapeutic niche, generating most of its traffic through Pinterest. Revenue details are somewhat unclear, though the seller mentions some income from guest posting.
