This site used to be owned by the Tennessee Bouldering Authority which housed Chattanooga’s first indoor bouldering facility. The facility worked with and taught adults and children of all ages while hosting group events, parties, and tournaments.

Building out a fitness site can be lucrative if targetting keywords related to weight lifting equipment, and/or supplements. This domain is interesting because it has several “profiles” on sites like BBB, Facebook, Twitter, Yelp, and Instagram that are still alive. While you cannot take over these accounts, they still provide authority signals to the new site you will build on the domain.
The plan with this one is straightforward: write info and commercial content; try to publish 70-80% informational content and the remaining can be commercial content. This will give the right diversification.
Monetization can be done easily in this niche via weight lifting equipment e-commerce brands like Rogue and Titan Fitness, and display ad providers like Ezoic, or Mediavine, once the traffic session requirements are met.

Setbacks
- Double Google Analytics tracking tags installed resulting in low bounce rate and double pageviews
- Top traffic page gets around 18% of traffic (ideally less than 15% but this is OK being borderline)
- Ranking on low-competition content alone; no backlinks worth mentioning
Easy Wins
- Add display ads using Ezoic (can try Mediavine if they accept it)
- Add comparison tables (with product images) into buying guides
- Add author bio, author meta tags, etc to articles for Google EAT
- Build a few backlinks to inner pages and perform HARO for homepage
Takeaway
This is a site that I see as having potential. The site was developed by someone who plays the sport so each article is well-written. Many of the pages are not well-optimized for earnings. There is also an abundance of other keywords to target.
One major issue is the recent uptrend in traffic is not because the site received a boost, it’s because there are two Google Analytics tracking tags on the site. This causes the pageviews to be shown as double and the bounce rate to be close to 0%. The Due Diligence dashboard flagged these issues.
Investors Club has listed this site at a 34X multiple using the last 7-month average revenues ($1,063/mo) thus valuating at $36,210.
Due to the uptrend in revenues, a longer time period to calculate the revenue average benefits you as the buyer. Even though I recommend a last 6-month average in my valuation framework, that would actually increase the average higher than what Investors Club has it listed for.

- To traffic page gets ~18% of traffic (preferred less than 15% but it’s borderline)
Takeaway
I left out the “Easy Wins” section in this article. There are not that many wins with this one. It’s well-optimized for its current traffic level. Ezoic is being used on all pages. Buying guides, which do not get much traffic, are still all fairly optimized for easy wins.
This would be a purchase for someone that wants to grow the site over time. No immediate ROI is available.
